01

Start with the scope, not a single rate

Hospital construction cost in India depends on the location, built-up area, department mix, equipment and agreed scope. A rate per square foot is only useful when its inclusions are clear. The same bed count can produce very different buildings and service requirements. Use this guide to organise a hospital project cost discussion. Collect the area statement, drawings, equipment assumptions and major work packages first, then request a proposal that records its quantities, exclusions and commercial terms.

02

Separate the major cost packages

Build the budget around site and civil works, architectural finishes, HVAC and MEP, medical gas systems, OT and ICU packages, furniture, medical equipment and external development. Record assumptions for each package. Include professional services and project-specific approval-related expenses where they apply.

03

Record the decisions that change the estimate

Location, ground conditions, built-up area, service mix, selected equipment, finish specifications and work in an existing building affect the estimate. A diagnostic facility and a hospital with multiple specialist departments are not comparable on bed count alone. Mark unconfirmed decisions for explicit review.

04

Compare quotations on the same basis

Ask bidders to use the same drawings, specifications and scope schedule. Check quantities, exclusions, taxes, freight, installation, testing and handover deliverables. A lower price may omit a package that another bidder has included. Keep a comparison sheet that shows these differences.

05

Keep change and contingency visible

An estimate is a planning tool until the scope and commercial terms are agreed. Keep owner changes separate from the original scope and record their effect on cost and programme. Discuss a project-appropriate contingency with your advisers; this guide does not prescribe a universal percentage or rate.

06

Prepare for a budget discussion

Bring your site location, area statement, intended departments, capacity assumptions, drawings and target opening window. If these are still evolving, say so. LaxAir can discuss the information required for a project-specific proposal.
